Enjoy a gorgeous drive to the prestigious, Clear Creek Ranch in Rosston, TX. This large Ranch was offered for sale by the Waggoner Family.  With new owners of this Historic Ranch coming soon, we are excited to handle the living estate sale of all personal items (in 4 homes) on property.

The Ranch is filled with high end furnishings, unique works of art, antiques, appliances, primitives, outdoor seating and much more.

There are no equestrian, farming, tools, tractors or other items of this nature in the sale. This sale is dedicated to all interior home furnishings.

  We will open the gates at 8:30 am (Friday & Saturday and 9:30 am Sunday) for parking. Designated parking will be noted for cars as well as trucks and trailers. There will be directional signs noting homes with items for sale, two east side barns with furniture and décor as well as one-way only roads. Please stay in the areas noted for shopping only and be mindful of the areas coned or roped off.

We are allowing children to attend with parents/guardians with them at all times. Please make sure they remain with you and not venturing outside of restricted areas.

Historic Victorian 4 Piece Bedroom Suite (The Family lore states the Victorian pieces were made for the Chicago World’s Fair in 1893, around the turn of the century.  They are hand carved and were brought to Texas in a wagon after being purchased by John S Waggoner’s Grandparents and have been in the family in Wichita Falls until being brought to the ranch 14 years ago.

  Guidelines for our sale:

Availability of Items:
We do not give pricing or availability of items over the phone or email as we are very busy prepping these sales for our shoppers. Thank  you for understanding.

Video Surveillance

Our events are covered with video surveillance and we will prosecute any theft, damage or illegal activity on property.

Limit of Persons:
We do limit the number of people into our events based on the size of the home and items inside. Some rooms and areas may have additional limitations as well. Please read our signs to keep the flow of the sale moving smoothly.

Children Must be With Adult:
All children must be with a parent or guardian at all times. Please do not let the wander unattended.

Tax Exempt:
Are you sales tax exempt? You must provide us with the proper pre-printed forms with all your information. We Do Not provide these forms nor do we keep them on site. This is very important if you are tax exempt. We do not provide these forms. Please bring them with you. If you do not bring them, we will assess the current sales tax to your purchase. Thank you for helping us keep the cashier line moving quickly.

Payment Options:
We accept cash and credit/debit over $50. WE DO NOT ACCEPT AMERICAN EXPRESS. No Checks accepted. We reserve the right to refuse any cash/credit or debit cards without proper photo ID. Some purchases may require a time delay if a credit card is used before we hand the item over to you. 

No Warranties:
All items are to be considered used. No refunds or exchanges of any kind. All items as is, where is. Please know before you buy. 

Moving/Packing Items: We will have two young helpers available to move items. Since they are working for tips only, it is important you help this college students with an ample tip for the help he gives you. Help loading is only available as time permits. If you have Hercules hanging around at home, bring him with you. As with packing, we like our customers to pack their own items to ensure they are pleased with the packing. We provide packing materials and bags until they run out. It is always a good idea to carry some in your vehicle to the sale. All Items Must Be Removed By Sunday at 2:00pm!

Purses/Handbags/Bags:
No purses, handbags, briefcases, backpacks or such are allowed inside our sales. Please, DO NOT BRING THEM INSIDE. Security will kindly turn you away from the doors. Small cross body or waste pouch holders are allowed to carry your wallets and such. Yes, people steal. We don’t think you do, but others not as kind do and we must set this rule into place. 

Bathroom Facilities: 
Two (2) portable toilets are on site for your convenience.

Safety:
Please be aware of your surroundings and physical limitations. Access to sale areas are up steps, gravel roads and other uneven surfaces. These homes are not handicap accessible. We do not provide handicap access in private homes and ask that you are mindful of any stairs, doors, changes in elevation, items on the floor, hanging from the ceiling, glass doors and such. We are not responsible for any accidents or injuries. Please be mindful of your environment at all times.

Parking: 
Designated parking and directional signs will be placed. Please stay on main roads as noted. There are irrigation/septic systems that need to be avoided.

Holds: 
Any items you ask us to hold must be purchased by you. We do not allow you to hold items as you shop, only to come back and sort and decide. IF you hold an item in your arms or our holding areas, you have agreed to purchase. We reserve the right to ask for immediate purchase of any items held.
