Multi Parcel Absolute Real Estate Auction
8001 Flack Rd Howard, OH 43028 Saturday April 26th 10am All bidding is open to the public. It�s easy, so don�t be bashful! This is a one-time opportunity. Watch the auctioneer and his bid assistants. They will take your bids and direct any questions you might have to the appropriate person. TERMS OF THE AUCTION: BIDDING PROCEDURE: The parcels will be offered individually, in combination of any parcels, and as a whole in the multi-parcel format. Competitive bidding on individual parcels, parcel combinations and the whole will remain open until the highest dollar amount is achieved for the Seller. BID ACCEPTANCE & DOWN PAYMENT: The property is selling in AS-IS condition to the highest bidder. The successful bidder will be required to enter into a purchase contract that is available for review prior to the auction. A 10% on each individual parcel, or a 10% down payment for all parcels bought, (Cash or Check) non-refundable down payment is required from the successful bidder on the day of the auction. The balance is due at closing within 40 days. Your bidding is not conditional upon financing, appraisals, or inspections. Be sure you have arranged financing; if needed, and are capable of paying certified funds at closing. DEED & CLOSING: The seller will provide Deed and Title Insurance warranting that the property is free and clear of all mortgages, liens and encumbrances that do not interfere with its normal and customary use. The real estate is being sold subject to any and all legal easements of record. Closing shall be held within 40 days of acceptance at Owl Creek Title Agency in Mt Vernon, Ohio. Possession will be at closing/transfer of Deed. Assignments of any purchase contracts are conditional on the bidder remaining jointly liable on the contract with the assignee.
