any combination of tracts, or as a whole 237.463± acre unit
(consisting of 5 parcels).
DOWN PAYMENT: 10% down payment on the day of the auction
with the balance in cash at closing. The down payment may be
made in the form of cash, cashier’s check, personal check or
corporate check. YOUR BIDDING IS NOT CONDITIONAL UPON
FINANCING, so be sure you have arranged financing, if needed,
& are capable of paying cash at closing.
EVIDENCE OF TITLE: The Seller has obtained a title examination
and Title Certificate for benefit of Seller. A copy of such Title
Certificate is included herewith for reference only. If Buyer
desires a title examination or title insurance for Buyer's benefit in
conjunction with closing, Buyer is responsible for all of such
costs. The entire cost of the owner’s title insurance will be the
responsibility of the Buyer(s). The seller agrees to provide
merchantable title to the property subject to matters of record.
