4.       7% buyers premium added to final hammer price.

5.       Bidders must bring cashier’s check or money order payable to themselves for $5,000 down payment.

6.       Must close within 30-45 days of signed purchase agreement

8.       Purchase agreement will be signed day of sale if terms are met.

9.       Deposit will be held in Escrow with closing agent.

10.    If buyer fails to close or backs out of deal down payment will be forfeited.

11.    Taxes on parcel will be prorated in advance

12.    Seller will provide warranty deed upon closing

13.    Title insurance at expense of buyer
