(or Credit Card with a 4% convenience fee). * No sales tax or buyer's premium will be charged on the Tools and Misc items for this auction. (With the exception of titled vehicles, A 7% Sales tax will be charged on the vehicles unless you hold a valid Auto Dealers license). * Sales are not subject to financing. Financing must be arranged prior to your purchase. * All items sold "AS-IS, WHERE-IS" with all faults, descriptions believed accurate but not guaranteed. Please inspect before you bid. * By placing a bid, bidder signifies that they are bidding regardless of item condition. * Information recorded such as mileage, hours & etc. is a guide only for customer convenience. REAL ESTATE TERMS: NOTE: Owner has the right to reject final bid on Real Estate. DOWN PAYMENT: A 10% down payment. The down payment will be required upon acceptance of bid & applied to the purchase price. The down payment may be made in the form of check and will be applied to purchase price. YOUR BIDDING IS NOT CONDITIONAL UPON FINANCING, so be sure you have arranged financing if needed. The Balance will be due at closing. ACCEPTANCE OF BID PRICES: The successful bidder will be required to sign a Purchase Agreement upon acceptance of final bid. (The final bid is subject to the Sellers acceptance or rejection.) EVIDENCE OF TITLE: Seller will provide a clear, marketable title to the purchaser. Seller shall provide an Owners Title Insurance policy in the amount of the purchase price. DEED: Seller shall provide Warranty Deed(s). CLOSING: The balance of the purchase price is due at closing, which will take place in 30+/- days after the auction, or as soon thereafter as applicable closing documents are completed by the Seller. Costs for an administering closing shall be paid by the Buyer(s). Closing will be handled by Sullivan County Abstract. POSSESSION: Possession will be given at closing. REAL ESTATE TAXES: Real Estate taxes shall be prorated to the date of closing. PROPERTY INSPECTION: Each potential Bidder is responsible for conducting, at their own risk, their own independent inspections, investigations, inquiries, and due diligence concerning the property. Seller disclaims any and all responsibility for Bidders safety during any physical inspection of the property. SURVEY: The cost of the survey, if needed, will be the responsibility of the buyer.
