TERMS: A deposit of $6,000.00 in cash or certified funds at time and place of sale.  The judgment creditor, if a bidder, shall not be required to post a deposit. Balance due in 30 days after final ratification of the sale by the Circuit Court for Baltimore City. In the event the purchaser(s) fails to go to settlement as required, the deposit shall be forfeited and the Property may be resold at the risk and expense of the purchaser. The purchaser waives and releases the Sheriff of Baltimore City, the judgment creditor, the Auctioneer(s) and all employees and agents from any and all claims the purchaser and/or its successors and assigns may have or may have relating to the condition of the property and including without limitation, expenses, judgments, fines, settlements and other amounts actually and reasonably incurred in connection with any liability, suit, action, loss or damage as a result of Auctioneer’s participation in the auction.
