MULTI-PARCEL AUCTION EXPLANATION This auction will be conducted in a multi-parcel format with live, onsite bidding through multiple rounds. Interested bidders must register before the auction begins and produce qualified information to participate. Round 1: Bidding will commence once the auctioneer begins asking for an Opening Bid on each individual parcel. The winning bidder in this opening round of bidding is the only bidder who may advance the bid on their particular individual parcel, without entering that parcel into a combination. Round 2: Bidders will have the opportunity to combine parcels and place bids that negate individual parcel bids. Winning bidders from Round 1 may raise the bid on their desired individual parcel to break up parcel combinations and retain the ability to purchase their desired individual parcel. Competitive bidding will continue to escalate the bid amounts until no further bids are presented within a reasonable time. The auctioneer reserves the right to pause bidding at any time to allow bidders the opportunity to deliberate among themselves. Bidders are strictly prohibited from colluding with other bidders in order to manipulate the competitive market. Colluding bidders will forfeit their ability to participate in the auction. Winning bidders must provide an Earnest Money Deposit in the amount of $5,000 per parcel. The EMD is nonrefundable and is not contingent upon the Buyer's ability to close.
