Sellers are to furnish buyer with owner's title insurance and merchantable deed.

Live Auction is subject to a 2% buyers premium. Online Bidding is subject to a 5% buyers premium. Brokers participation will be accepted with a fee of 2% paid to broker if registered 48 hrs. prior to Auction.

The lot will then be passed, until we have completed all other combinations requested by bidders. Once re-opened you will be asked to set in your bid in which we ended on.
