Sherwood Auction Service LLC. will not be responsible for any missed bids from any source. Internet bidders who desire to make certain their bid is acknowledged should use the proxy-bidding feature and leave their maximum bid 24 hours before the auction Ends. Your bid is a legally binding contract, no exceptions. Real Estate Terms. Sale will be by online auction. Sale subject to seller confirmation Buyers should have financing in order or proof of funds prior to bidding. Non refundable EMD of 5% is required after confirmation of high bid and upon submission of written offer. All measurements should be verified and bidders should have any/all inspections completed prior to close of auction. Closing should be within 45 days of close of auction. There is a 5% Transaction fee added to the final bid price to be paid by the Buyer!
