Acceptance of Bids:        Your bid is not subject to financing.  All interested parties must register at www.spencergroups.com and submit a bank letter of credit verifying their ability to purchase the farm. Contact Spencer Auction Group at 712-644-2151.


Seller has the right to accept or reject the bid by 5pm on February 24th, 2023.  If the bid is accepted, buyer will sign a purchase agreement and place a 10% non-refundable earnest deposit in the Blair Title Trust Account, where it will be held until closing.  Seller will provide an updated abstract.  Buyer will have a title opinion completed by the attorney of the buyers choice, at the buyers expense. Each party will be responsible for normal closing costs associated with closing a real estate transaction, which will include a $300 closing fee to each party to Blair Title for facilitating the closing of this transaction.


Closing: Closing to be on or before March 24th, 2023.
