Real Estate Auction Terms & Conditions

Online Bidding Closes on Thursday, March 9, 2023 at 7:30 pm (Soft Close) meaning if someone places a bid within the last minute of closing, it extends the auction another 2 minutes. This allows the backup bidder to place another bid until all bids are final.

DOWN PAYMENT: A $5,000. down payment will be required at the acceptance of bid and signing of the Purchase Agreement. The down payment will be applied to the Purchase Price at closing and may be made in the form of Check or Money Order. If buyer defaults, the down payment is non-refundable.
YOU'RE BIDDING IS NOT CONDITIONAL UPON FINANCING, so be sure you have arranged financing if needed. A pre-approval letter from your lender will be required to bid.
ACCEPTANCE OF BID PRICES: The successful bidder will be required to sign a Purchase Agreement upon acceptance of final bid. (The final bid is subject to the Sellers acceptance or rejection).
EVIDENCE OF TITLE: Seller shall provide an owners title insurance policy in the amount of the purchase price.
DEED: Seller shall provide Warranty Deed(s).
CLOSING: The balance of the purchase price is due at closing, which will take place in 45 days after the auction, or as soon thereafter as applicable closing documents are completed by the Seller. Fee's for an administered closing shall be shared 50/50 between Buyer(s) and Seller(s).
POSSESSION: Possession will be given at closing.
REAL ESTATE TAXES: Real Estate taxes shall be prorated to the date of closing.
PROPERTY INSPECTION: Each potential Bidder is responsible for conducting, at their own risk, their own independent inspections, investigations, inquiries and due diligence concerning the property. Seller disclaims any and all responsibility for Bidders safety during any physical inspection of the property.
SURVEY: The cost of the survey, if needed, will be the responsibility of the buyer.
