Seller will provide an updated abstract, buyer will provide a title opinion by the attorney of the buyers choice. 
Each party will pay normal closing costs associated with closing a real estate transaction which will include a $250 closing fee to Blair title for facilitating the closing on this transaction.
New buyer will assume the existing CRP contract and abide by the terms of the CRP contract.
Final bid is subject to the approval of the Sellers.
Closing to be on or before March 1st, 2023.
