Cash transaction. 10% down non refundable, next day after sale closes. Balance due at closing on or before 45 days. Property being Sold AS IS and all sales are final. Taxes prorated to date of closing and made current to date of closing by the seller. This is an estate and sold AS IS. There are no guarantees or warranties pertaining to the condition of the well. Septic, and condition of the home or property. According to the courthouse records, the property is 17.9 acres +/-. The seller will provide a personal representatives deed. Title insurance optional to each party. Closing transaction fee split 50-50 between buyer and seller. (sellers expense capped at $250) Property being sold with no contingencies and not subject to Inspection. Sold as is and using an executable purchase agreement. Possession at closing. The seller is NOT compensating brokers that represent buyers.
