REAL ESTATE 2% BUYER'S PREMIUM

-Real Estate sold "as is, where is," with no warranties or guarantees expressed, written or implied.
-10% down (earnest money, non-refundable) plus 2% day of contract signing. Balance due and possession given at closing (approx. 30-45 days).
-This sale is not contingent on financing, so please have your financing in order. Perspective buyer can have inspections done at their expense, however, as stated earlier, the property is sold "as is, where is." Seller will have the right to refuse any and all bids.
-Real Estate taxes for all of 2021 paid by seller along with 2022 taxes prorated to day of closing will be credited to buyer from seller at closing.
-Buyer will enter into a Real Estate Purchase Agreement with 24 Hrs following acceptance of final bid price by seller, Buyer will enter into an purchase agreement with Seven Oaks Realty LLC with 24hrs of receiving conformation that you are the buyer.
-Earnest monies will be deposited into the title company of the seller's choice escrow account within 24-36 hours.
-Seller will furnish title commitment title policy in the amount of the purchase price to the buyer.
-Buyer and Seller will share closing cost. If lender policy is required, it will be the responsibility of the buyer.

PERSONAL PROPERTY 10% buyers premium added to the final bid price. 4% surcharge for all credit card purchases.
