KEY AUCTION TERMS & CONDITIONS:

A) The real estate sells ‘AS IS.’
B) The property sells with a $20,000 RESERVE (minimum selling price).
C) At the conclusion of the auction, arrangements will be made with the successful bidder or bidders for confirming signature/s. And, within 48 hours of the auction, the successful bidder/s shall tender (via wire transfer) an earnest money deposit of $5,000.00 to Auction Ohio Real Estate Trust Account.
D) This is a CASH Transaction & is not contingent on any financial arrangements to provide funding for the buyer. Closing to be on or before 04 November 2022. Buyer may obtain funding from any source. However, the closing must occur per contract -- REGARDLESS OF ANY FINANCIAL ARRANGEMENTS. Possession will be immediately after closing.
E) The Seller will furnish and pay for an owner’s title insurance policy, preparation of the new deed (using the legal description based on the recent survey) and county conveyance fees.
F) Buyer acknowledges receipt of preliminary title commitment (to be attached shortly).
G) A BUYER PREMIUM of 10.0% of the final bid is charged to the Buyer & collected at closing.
