THE FOLLOWING TERMS MUST BE ACCEPTED PRIOR TO BIDDING!!!

Interested parties must register to bid and submit a bank letter of creditworthiness to Spencer Auction Group by calling 712-644-2151.  You will not be authorized to bid until the bank letter has been received and the terms of the auction have been accepted.

Property will sell 68.07 taxable acres times the bid.

Your bid is a cash offer, and not subject to financing, appraisal or inspections.

Sellers (Executor) will have the right to accept or reject the final bid on the property before 5pm on October 19th, 2022.  If the final bid is accepted, buyer will sign a purchase agreement immediately following acceptance, and deposit a 10% non-refundable earnest deposit in the Peters Law Firm Trust Account, where it will be held until closing. 

Seller will provide an updated abstract.  Buyer will provide a title opinion rendered by the attorney of the buyers choice and at the buyers expense. Each party will pay normal costs associated with closing a real estate transaction. 

Closing:  Closing will be held on or before November 18th, 2022 under the supervision of Peters Law Firm, Leo Martin, Attorney for the Estate.
