No Buyer Premium THIS IS AN INTERNET ONLY AUCTION: Real Estate and all items sell as is, where is with all faults or flaws. Items sell with no warranty stated or implied. Most contents will be cleaned out of shed prior to closing. Property sold as is! DYNAMIC CLOSING: The auction will begin Tuesday, August 30th 1:00PM. The closing time will automatically extend an additional 5 minutes whenever a bid is placed within the last 5 minutes of the lot closing. Internet or bidding problems call the auction company ASAP. Auction company will meet with the seller by appointment to get contract signed and collect 10%. Down payment will be held at the title company in an escrow account. Example on bidding. If a person puts a bid of $1000.00 and the 2nd place bidder places a bid $800. It will raise the person with the high bid to $825.00. It will not automatically take a person to the highest bid they have submitted. AGE REQUIREMENT: All bidders must be at least 18 years of age to purchase. No buyer's premium on the real estate auction. Each bidder will be screened. Imposters or an unqualified successful bidder will be prosecuted by the Illinois State Police. Terms & Conditions: Real Estate is sold "As Is". 10% down sale remainder due at closing approx 30 days. Maps, borders, on brochure, website and markers in the field are estimates and are simply to be used as guidelines. Successful bidders will be required to enter into a purchase agreement the following day after the auction. It is the potential bidder's responsibility to conduct his or her own independent inspection inquiries & due diligence concerning the property.
