Auction Terms:

Your bid is NOT subject to financing.  Interested parties must submit a bank letter of credit to the Spencer Auction Group office prior to receiving bid approval.  Contact the office at 712-644-2151.

Final bid on each tract will be subject to the Sellers approval.


  • Tract 1 will sell on a total dollar basis

  • Tract 2 will sell 133.80 acres times the bid.


Buyer will be purchasing the properties in their "as-is, where-is" condition.  Sellers will have until 5pm on August 8th 2022 to accept or reject the final bid on each tract.

If final bid is accepted, successful bidders wil sign a purchase agreement on each tract the day of the auction and deposit a 10% non-refundable earnest in the Blair Title Trust account, where it will be held until closing.

Tract 1 - Sellers and Buyers will split the cost of title insurance 50/50.  Sellers and buyers will pay normal costs associated with closing a real estate transaction.

Tract 2 - Seller will provide an updated abstract.  Buyer will have a title opinion completed by the attorney of the buyers choice at the buyers expense.  Sellers and buyers will pay normal costs associated with closing a real estate transaction.

Closing: Closing on each tract will be on or before September 8th, 2022.
