Interested party must agree to terms and conditions of the auction.  All bidders must submit a bank letter of credit to the Spencer Auction Group office prior to bidding approval by contacting 712-644-2151

Earnest Deposit:  Successful bidder will pay a $5,000 nonrefundable earnest deposit to Blair Title upon acceptance of final bid.

Your bid is not subject to financing, inspections, or any contingencies.  You are bidding on this property in it's as-is, where-is condition with no repairs or warranties by the seller.

Buyer can obtain a copy of the property  disclosures from Spencer Auction Group and submit a bank letter of credit.  Your bidding will not be approved until your bank letter is received.  Final bid is subject to sellers approval by 5 p.m. on May 27th, 2022.
