1. The Conditions of Sale of the real estate of ABIGAIL C. NUNN, of 16 Creekside Drive, Selinsgrove, Snyder County and Commonwealth of Pennsylvania; and PENELOPE HUPP, of 684 Lahr Road, Sunbury, Northumberland County and Commonwealth of Pennsylvania; David W. Blank, of 401 State Street, Sunbury, Northumberland County and Commonwealth of Pennsylvania; to be held June 2, 2022, located at 309 Water Street, Northumberland, Northumberland County, PA beginning at 6:00 p.m., pursuant to proper advertisement, is as follows:

ALL THAT CERTAIN lot or parcel of land situate in the Borough of Northumberland, Northumberland County, Pennsylvania, being more particularly bounded and describe d as follows:

BEGINNING at the point of intersection of the northeasterly line of King Street and the northwesterly line of Water Street; thence in a northeasterly direction along Water Street a distance of 160 feet to line of lands now owned by James Fasold and Sharon Fasold, his wife; thence in a northwesterly direction along said Fasold and in a line parallel to King Street, a distance of 131 feet more or less to a point, thence in a southwesterly direction in a line parallel to Water Street and along line of land of Franklin McCracken and wife a distance of 160 feet to King Street; thence in a southeasterly direction along King Street a distance of 131 feet more or less to the point or place of beginning, whereon is erected a large brick home and funeral home.

BEING the same premises which David W. Blank, with the joinder of his wife, Nicole Blank, by their Deed dated April 13, 2022 and recorded April 29, 2022 in the Office of the Recorder of Deeds in and for Northumberland County in Record Book 3177 at Page 523.

2. This tract of real estate will be exposed to sale at public auction and the highest bidder shall be declared the purchaser, and the property will be struck down to said highest bidder. In case of a dispute as to the highest bidder, the right is reserved to place the property in a bidding at a former undisputed bid and then complete bidding again. This auction is subject to a reserve price.

3. The successful bidder declared to be the purchaser shall pay ten (10%) percent of the purchase price at the time the premises are struck down to the purchaser. The highest bidder at auction today shall pay the balance of the purchase price withing forty-five (45) days, when a Special Warranty Deed will be delivered at the expense of the vendor at the time of closing. Real estate transfer taxes shall be divided equally between vendors and purchaser.

4. The vendors make no warranty to total acreage. No survey will be provided at vendor's expense.

5. The vendors reserve an open bid on the property offered for sale.

6. There are no existing written leases affecting the building or land.

7. The Auctioneer does have information pamphlets on the existence of lead paints used prior to 1978, which have been made available upon request to prospective purchasers.

8. The title to be conveyed shall be discharged of all liens, including taxes. All taxes for the current year shall be pro-rated as of the date of final payment of the purchase price.

9. If the purchaser shall fail to comply with the Conditions of Sale, then the deposit of ten (10%) percent of the purchase price shall be forfeited, not as a penalty, but as assessed and liquidated damages for failure to carry out the terms of these conditions of sale, and in that event the vendors may sell the property and the purchaser shall not be entitled to any benefit of subsequent title.

10. Purchaser agrees to accept the Premises on an "AS IS" basis. Vendors disclaim any and all warranties, expresses or implied, regarding the said property and makes no warranty of merchantability or fitness of said property for any particular purpose, express or implied. Purchaser has inspected the property and agrees to purchase it as a result of said inspection and not because of or in reliance upon any representations made by Vendors, and Purchaser has agreed to purchase said premises in its present condition "AS IS".

11. The purchaser shall enter into this contract for the payment of the balance of the purchase money and for faithful compliance in all respects with the Conditions of Sale following the bidding.
