Bidding Notice: TERMS OF THE SALE: Please read ALL of our terms & conditions before
bidding. Our general terms of sale apply except as modified below. There is a 3% buyer's premium on the real estate. Triple A Realty is offering this real estate at auction online with reserve. The high bidder will be required to sign a purchase and sale agreement with $5,000.00 in earnest money that will be presented to the seller of the real estate the day after the auction ends. The seller reserves the right to accept or reject the high bid. If accepted, the sale is to close within 30 days for cash. The high bidder will meet with Joe Hutchins, Listing Broker, at the office of Triple A Realty, 1838 Eldridge Ave., Twin Falls, Idaho at 10:00am the day following the auction unless other arrangements are made prior to the auction close. Seller requires any offers to be made within 12 hours of auction close. If seller accepts any offer before the auction ends, the auction will be suspended. Buyer will pay all closing fees. The property taxes will be prorated at closing. Property is sold as-is, where-is; inspection and due diligence are the responsibility of the buyer. INSPECTIONS THAT A BUYER MAY WANT MUST BE DONE AT THE BUYER'S EXPENSE PRIOR TO THE END OF THE AUCTION; THERE ARE NO INSPECTION CONTINGENCIES. THE ACCEPTANCE OF HIGH BID BY THE AUCTIONEER AND SELLER CONSTITUTES A LEGAL AND BINDING CONTRACT BETWEEN THE BUYER AND SELLER AND ACCEPTANCE BY ALL PARTIES OF THE TERMS AND CONDITIONS OF SALE UNDER IDAHO STATE LAW.
