Listing Terms and Conditions

Method of Auction:  Property will sell on a total dollar basis.


Acceptance of Bids:        Your bid is not subject to financing.  Each interested bidder shall contact Ed Spencer Real Estate at 712-644-2151 and submit a bank letter of credit certifying ability to purchase.  Sellers have the right to accept or reject the final bid before 5pm on April 1st, 2022.  Buyer will be purchasing the property in it’s “as-is, where-is” condition.  Buyer of will sign a purchase agreement at the end of the auction and place a 10% non-refundable earnest deposit in the Blair Title Trust Account, where it will be held until closing. 


Possession:        Buyers to receive full possession upon closing.


Closing: Sellers and Buyers will split the cost of title insurance 50/50.  Each party shall pay normal costs associated with closing a real estate transaction.  Closing to take place on or before May 1st, 2022.
