Method of Auction:  Property will sell on a total dollar basis.

Acceptance of Bids:        Your bid is not subject to financing.  Each interested bidder shall contact Ed Spencer Real Estate at 712-644-2151 and submit a bank letter of credit certifying ability to purchase.  Sellers have the right to accept or reject the final bid before 5pm on April 1^st, 2022.  Buyer will be purchasing the property in it’s “as-is, where-is” condition.  Buyer of will sign a purchase agreement at the end of the auction and place a 10% non-refundable earnest deposit in the Blair Title Trust Account, where it will be held until closing. 

Possession:        Buyers to receive full possession upon closing.

Closing: Sellers and Buyers will split the cost of title insurance 50/50.  Each party shall pay normal costs associated with closing a real estate transaction.  Closing to take place on or before May 1^st, 2022.
