Listing Terms and Conditions
METHOD OF AUCTION:  Property will sell 79.77 acres times the bid.
ACCEPTANCE OF BIDS:  Your bid is not subject to financing.  Sellers have the right to accept or reject the final bid.  Buyer will sign a purchase agreement at the end of the auciton and place a 10% non refundable earnest deposit in the Blair Title Trust Account, where it will be held until closing. 
POSSESSION:  Buyer will receive landlords possession at closing.  Buyer will receive the 2022 cash rent in the amount of $225/acre directly from the tenant September 1st, 2022.  Sellers will provide a copy of the lease termination for the 2023 crop year at the time of closing.
CLOSING:  Closing to be on or before April 25th, 2022.  Seller will provide an updated abstract at closing. Buyer to have a title opinion by attorney of the Buyer's choice.  Each party will be responsible for normal costs associated with closing a real estate transaction.
