Acceptance of Bids:  Your bid is not subject to financing.  Sellers shall have the right to accept or reject the final bid on one or both tracts. Buyer of each tract will sign a purchase agreement at the end of the auction and place a 10% non-refundable earnest deposit in the Blair Title Trust Account, where it will be held until closing. Seller will provide an abstract on each tract. Buyer of each tract to have a title opinion completed by an attorney of buyers choice, at the buyers expense. Each party shall be responsible for normal closing costs associated with closing a real estate transaction.

Closing: Closing shall be on or before April 21st, 2022. 

Possession:  Buyers shall have full possession at closing. Buyer to receive full possession and full farming rights for the 2022 crop year.
