REAL ESTATE TERMS: (If you cannot attend the live auction, we are giving the option of leaving an absentee bid online or call the office to bid your price, absentee bids will be brought to the Live auction. All absentee bids must be in by 11:00 am on Saturday, March 18)

DOWN PAYMENT: A $3,000 down payment will be required on the day of auction. The down payment may be made in the form of check and is non-refundable. YOU'RE BIDDING IS NOT CONDITIONAL UPON FINANCING, so be sure you have arranged financing if needed.

DEED: Seller shall provide Warranty Deed(s).

CLOSING: The balance of the purchase price is due at closing, which will take place in 45 days after the auction, or as soon thereafter as applicable closing documents are completed by the Seller. Fee's for an administered closing shall be shared 50/50 between Buyer(s) and Seller(s).

POSSESSION: Possession will be given at closing.

REAL ESTATE TAXES: Real Estate taxes shall be prorated to the date of closing.

PROPERTY INSPECTION: Each potential Bidder is responsible for conducting, at their own risk, their own independent inspections, investigations, inquiries and due diligence concerning the property. Seller disclaims any and all responsibility for Bidders safety during any physical inspection of the property.

SURVEY: The cost of the survey, if needed, will be the responsibility of the buyer.
