Built in 1937, 40’ x 70’, (approx. 5,960 sq ft. each level), two story stone, vinyl siding building.
First Level: Accessible from the front of building off North Fairfield Street, (2) 10’ x 10’ insulated metal overhead doors with automatic openers, one 8’ x 8’ insulated overhead door accessible from the side of the building off Bank Alley, a reception area, several offices, restroom, 2 small jail cells and a stairwell to the upper level.
Second Level: Offices, restroom, recreation/meeting room and kitchen.
Partial Basement: Gas hot water boiler, 40 gallon gas hot water heater, electric breaker panels, serviced by city water, public sewer, gas.
Lot size: 50’ x 165’ (8,250 sq ft.)
Legal Description: Lot #1 in the Ligonier Borough/Oak Alley Subdivision recorded on September 23, 2021 in the Office of the Recorder of Deeds of Westmoreland County as Instrument Number 202109230039667. Having a two story stone building erected thereon. Being part of the property that was conveyed to the Borough of Ligonier by deed of Charles E. Bossart dated February 14, 1925 and recorded in the Office of the Recorder of Deeds of Westmoreland County in Deed Book Volume 800, page 128.
PLEASE NOTE:
Oak Alley Subdivision (Subdivision) which subdivides Oak Alley (Lot #2) from the old Borough Building (Lot #1) Parcel. The Borough is selling Lot #1 with the Former Borough Building shown on the Subdivision.
Zoned C1, Ideally suited for bouquet/resale shops, restaurant, etc.
The original 1925 Deed to the Borough in DBV 800, page 128 included Oak Alley which is a public alley that the Borough is keeping. The Borough had to adopt and record the Subdivision in order to keep Oak Alley (Lot #2).
The current Tax Map shows Parcel 153 including Oak Alley which is not accurate. The County does not show the subdivided Oak Alley as a separate Parcel until the new deed is recorded for the Old Borough Building that the Borough selling.
