Online only bidders must register at www.spencerauctiongroup.com and submit a bank letter of credit by contacting the office at 712-644-2151.
Farm will sell 167.51 acres times the bid. Seller has the right to accept or reject the final bid on the farm. Your bid is not subject to financing. Successful bidder will sign a purchase agreement immediately following the auction and place a 10% non-refundable earnest deposit in the Blair Title and Escrow Trust Account, where it will be held until closing. Seller will provide an updated abstract. Buyer will provide a title opinion. Both parties will be responsible for normal closing costs associated with closing a real estate transaction. Closing to be on or before December 30th 2021. Agency: Farms America, INC/Ed Spencer Real Estate and Spencer Auction Group are agents for, and represent the SELLERS in this transaction. All bidders shall be considered customers, not clients.
