Method of Auction: Farm will sell 63.05 taxable acres times the bid.
Acceptance of Bids:  Your bid is not subject to financing.  All interested bidders must submit a bank letter of approval to Spencer Auction Group prior to bidding. Seller shall have until 5pm on November 15th, 2021 to accept or reject the final bid on the farm.  If final bid is accepted, buyer will sign a purchase agreement and place a 10% non-refundable earnest in the Blair Title Trust Account, where it will be held until closing.

Possession:  Farm is being sold subject to a cash rent lease for 2022.  Lease termination was not given to present tenant prior to September 1st, 2021.  The current cash rental rate is $185 per acre of $11,100 per year, paid in 2 halves.  The sellers will sbsidize the 2022 cash rent by giving a credit of $6900 to the buyer at closing to compensate for the low rental rate.  Current tenant has received a lease termination for the 2023 crop year.  New owner will have full possession and full farming rights on 3/1/2023 for the 2023 crop year.  Copy of termination for the 2023 crop year will be given to the buyer.
