A 10% non-refundable deposit is due from the winning bidder when the sale concludes on auction night. Bidding is not contingent upon inspection or financing. Seller has no knowledge of any environmental factors that would have a negative impact on the property. Closing of this transaction shall be within 30 days of auction conduction.

Taxes: Seller will pay taxes due and payable in the Fall of 2021 and the Buyer is responsible for taxes due and payable for Spring of 2022 and taxes thereafter.

Possession: Will be due to the buyer at closing.
Seller agrees to furnish good and merchantable title to said real estate or an owner's policy of title insurance for the sale price of the said real estate, and agree to execute and deliver a good and sufficient Warranty Deed. Any costs associated with the provision of title of title insurance and title expense will be at the expense of the seller. The buyer will be responsible for any costs associated with obtaining funds to close the transaction. The closing fee charged by the title company will be split 50/50 between the buyer and seller.
