Will sell in downtown Moreland at the restored Moreland Church Of God located at 7135 Millersburg Rd. Wooster, OH You may park for the auction at the Moreland United Methodist Church. The land is located on Kimber Rd. one mile west of SR 83. From SR 83 at the north end of Moreland take Kimber Rd. west to land on the south side of Kimber.

REAL ESTATE: Offering 29.551 Acres of land in 4 parcels. and in combination. The parcels range in size from 5 to 11 acres. All parcels have good access to Kimber Rd. and all have building sites. If your looking for a well located lot in Triway School District or if you are looking for some additional acres to farm you should take a look here. The land is basically all-tillable with the exception of a little bit of woods on parcel two and the well maintained waterways. The land is fertile and well drained. It is currently planted to corn but should be harvested before the auction.
PARCEL NO. 1: 5.2 Acres of land w/175’ frontage on Kimber. PARCEL NO. 2: 11 Acres that joins parcel one to the east & south. If you like to sit back off the road this parcel could be the one. PARCEL NO. 3: Another parcel with 175’ frontage on Kimber that has a good spot to build back off the road and joins parcel 2 to the east. PARCEL NO. 4: 5.01 Acres with 185’ of frontage on Kimber that sets east and in front of parcel 3.
NOTE: All lots slope to the north. There is a high tension overhead power line that diagonally cuts across parcels 1,2, & 3.
INSPECTION: After the corn is harvested you may walk the land at your leisure. Before harvest it will be hard to visualize the lots.
TERMS: We require a non-refundable down payment of 10% of the purchase price to be paid down at the close of the auction with the balance to be paid in full at closing in approx. 45 days. There are no financing contingencies. A 5% Buyer’s Premium is in effect for this auction. 5% of the highest bid will be calculated and added on to determine the contracted selling price.
TITLE: The sellers will furnish at their expense a Warranty Deed with Certificate of Title. They will also offer to split the fee for an Owner’s Policy of Title Insurance.
TAXES: The taxes on this property are currently 327.66 per year based on CAUV and will be pro-rated on that basis to the day of closing. Should the land sell in parcels and no longer qualify for the CAUV program the buyer will be liable for the tax recoup. Those amounts will be posted by sale time.
MINERAL RIGHTS: All mineral rights owned by the seller will transfer to the new owners subject to any leases of record. We do not believe that there are any current mineral leases on this land.
SURVEY: The seller will pay for all the survey required and will also pay for soil tests and plot plans if required.
