Self-supported 39m Tower, Microwave Antennas, and Telecommunications Shelter

• The property currently resides on Crown land leased from the Alberta Environments and Parks (AEP) through a multiyear “Commercial/Industrial Miscellaneous Lease”, DML, agreement. The DML agreement includes both the tower site and access road (approx. 210 meters).

• The property is being offered for sale conditional to the approval by the Landowner of the assignment of the DML to the prospective property owner.

• The winning bidder will then take possession of the property, own the DML agreement with AEP. RMWB will terminate ATCO electrical service agreement upon completion of the sale process. New property owner will perform all administrative work to setup a new ATCO electrical service agreement.

Property is located approximately 98 km SE of Fort McMurray. Property is easily accessible from Highway 881 via private access road in good condition at kilometer marker 222.

The Property consists of:

(a) One Telecommunication Tower with the following specifications:

Tower location: 55.944486, -110.822292

Tower height: 39m self-supported tower

Tower certification: CAN/CSA S37-01

All antenna loads will be removed by the seller

(b) A Telecommunication-grade equipment shelter with the following specifications:

3.6 meters long by 3.0 meters wide by 2.5 meters high, Skidded setup, windowless, Timber frame construction, metal siding, insulation throughout, industrial linoleum flooring, ground bus and ground bar, fully grounded, electrical wiring, built to support up to 300 pounds per square foot, fully grounded cable trays (cable support and routing system) suspended from the ceiling of the Shelter for supporting and retaining antenna transmission lines and other cables that are routed to and from various equipment.

(c) 2 x open telecom equipment racks included, bolted to the floor, and fastened to the cable trays to prevent movement of the racks or cabinets. 3 electrical breaker boxes, ventilation, internal lights and light switch, thermostats, multiple AC wall outlets throughout the shelter, conduits and cable trays connecting to the tower. Power to the property is provided by ATCO (meter installed and operational).

Notable - The winner of this auction can only use this land for Communication Tower purposes
