The City of Arcadia offers a 9.64-acre prime light industrial/commercial zoned property strategically located on North US Highway 17 (1550 N. Brevard Avenue) near the north side of the City’s boundary. The zoning and land use information is solid as the city recently completed a city-initiated revision. US 17 is a major Florida freight trucking corridor and it is also conveniently located just 1.2 miles north of State Road 70, another major freight trucking corridor. Potable water is at the site supplied by a 6” main. Sewer is available at approximately 1,800 feet from the property. For many years, this property served as a State of Florida Livestock Yard after being deeded to the state for that purpose by the City of Arcadia. A part of the livestock operation there included livestock dipping vats. There may be remnants of chemicals from that use so due diligence is advised. After that use was ended, ownership of the property was returned to the City of Arcadia. Provision of a clear title is not an issue. The property is surrounded by a six-foot fence with two gate entrances including existing curb cuts for access to US 17.
