Listing Terms and Conditions
Farm will sell 105.2 acres times the bid.  All potential bidders must register and submit a bank letter of credit prior to bidding approval. Your bidding is not subject to financing.  Contact the office at 712-644-2151 to submit your bank letter of credit.  

Sellers shall have the right to accept or reject the final bid on the farm.  Sellers shall have until 5pm August 16th, 2021 to accept or reject the final bid on the farm.

In the Event that the auction is disrupted for any fault of the auction software or website, the Sellers reserve the right to suspend and reschedule the auction.  Any updates after the day of bid opening shall be emailed to registered bidders.  All announcements shall take precedence over any and all previously printed materials or any oral statements made.

Upon acceptance, Successful bidder shall sign a purchase agreement and place a 10% non-refundable earnest deposit in the Blair Title Trust Account to be held until closing.

Buyer will have landlords possession at closing.  Seller shall retain 100% of the 2021 cash rent.  Buyer to receive full possession and full farming rights for the 2022 crop year.

Sellers will provide buyer with an updated abstract the day of the auction.  Buyer to have a title opinion completed by an attorney at the buyers expense.  Each party shall pay normal costs associated with a real estate closing transaction.

Closing to be on or before September 15th, 2021.
