BUYER INFORMATION AND BUILDING SPECIFICATIONS:
The Onondaga Cortland Madison Board of Cooperative Educational Services (BOCES) is seeking a buyer for a modular home. The modular constructed house was constructed by students of the Construction Technology Classes under the supervision of qualified instructors. Detailed specifications follow the body of this document.

One house will be auctioned on Monday July 12, 2021 at 6 P.M. with a building preview from 5:00 - 6:00 P.M. that day. The site of the auction is OCM BOCES, 1710 NYS Route 13, Cortland, NY 13045 and Wednesday, July 14, 2021 at 6 P.M. with a building preview from 5:00-6:00 PM that day @ 6820 Thompson Road, Syracuse, NY 13211. The structures will be sold “AS IS”, referring to both craftsmanship and completion of construction. All transportation costs are the buyer’s responsibility. Buildings must be moved from OCM BOCES facilities NO LATER THAN - July 31, 2021.


SPECIAL CONDITIONS OF SALE:
The buyer(s) must secure all necessary permits required for moving the house over-the-road. Adequate insurance to cover the value of the house and liability of both the buyer and the BOCES during the period of re-location must be provided by the buyer. Proof of such insurance must be presented prior to relocation.
BOCES will provide photocopies of schematic drawings used only as part of the bid price. If your local municipality will require Sealed/Stamped drawings, there will be substantial fees to meet the requirement. The bidder is responsible for those fees.
Footings, foundations, pillars, slab, steel I-Beams or other means of supporting the building at its new location must be provided by the buyer and are NOT part of this bid. Additionally, the modular sections are not 100% complete and the buyer will be responsible, at buyer’s cost, expense and risk, for all finish work, plumbing, foundation, HVAC, disassembly and re-assembly of the modular units as well as final inspections as required by local and state building codes
Buyer must make any financing arrangements.
REMOVAL OF THE HOUSE BY THE BIDDER:
Full payment must be made prior to removal of the modular unit. The building must be moved from BOCES facility NO LATER THAN JULY 31, 2021 and is the responsibility of the buyer. Moving the house is critical to the educational program at the BOCES since the space the house occupies is needed so that the 2021-2022 project can be built. Removal must be by a qualified house mover. To obtain information for vendors able to assist with removal services, please contact Phil Grome show contact info . Any damage caused to the premises of OCM BOCES during removal is the responsibility of the buyer.
Failure to remove the house by the deadline will result in a daily fee of $25.00 that will be charged to the bidder. Complete failure to remove the house in a timely manner, that time to be decided by the BOCES, will void this award and the BOCES reserves the right to re-advertise the house for sale, or, offer the house to the next highest respective bidder. This decision will be at the sole discretion of the BOCES.
PAYMENT AND FEES:
A 12% Buyer’s premium will be charged. A non-refundable 20% deposit shall be due and payable on the day of sale. The balance shall be due and payable within 10 business days of the day of sale.
Forms of acceptable payment, made payable to “Brzostek’s Auction Services, Inc.”, are: Cash, Money order, Traveler’s checks, or Bank certified checks. Personal checks or credit cards will be also be accepted.
NO WARRANTY:
THERE ARE NO IMPLIED OR EXPRESS WARRANTIES, GUARANTEES OR OTHER CERTIFICATIONS WITH REGARD TO THE STRUCTURE.
BUYERS ARE SOLELY RESPONSIBLE FOR ALL LIABILITIES, CONTINGENCIES AND OTHER ISSUES THAT MAY ARISE FROM THE ACQUISITION,PURCHASE, TRANSPORT, ASSEMBLY, FINISHING AND OWNERSHIP OF THE STRUCTURES OR ANY OTHER CAUSE WHATSOEVER.
INSPECTIONS:
The structure will be sold “AS IS”. Bidders are encouraged to pre-inspect the structure and satisfy themselves regarding the condition and acceptability of the structure for buyer’s purposes.
