Pre-Registration and a aBank Letter of Credit must be furnished to Farms America, INC/Spencer Auction Group prior to bidding.  By placing a bid you are agreeing to the following terms:

TITLE Seller shall provide a updated abstract.  Buyers to have a title opinion completed by an attorney of the buyer's choice.  Each party shall pay normal costs assocated with closing a real estate transaction.

TERMS:  This is a cash offer.  Your bid is not subject to financing.  An appraisal can be done by your financial institution if requested at any time.  Successful bidder will sign a purcahse agreement immediately following the auction and will be required to place 3 % of the purchase price as earnest deposiit with the title company as a non-refundable down payment the day fo the auction made payable to Blair Title and Escrow, who shall hold the earnest funds in escrow until closing.
