By placing a bid, your are agreeing to the following terms:

TItle:  Sellers shall provide an updated abstract.  Buyers to have a title opinion completed by an attorney of the buyer's choice.  Each party shall pay normal costs associated with closing a real estate transaction.

Terms:  This is a cash offer.  Your bid is not subject to financing. Successful bidder will sign a purchase agreement immediately following the auction, and will be required to place 10% of the purchase price as a non-refundable down payment the day of the auction made payable to Blair Title and Escrow, who shall hold the earnest funds in escrow until closing.

Acceptance of Bids:  Final bid on the farm is subject to the approval of the sellers.  Pre-Registration is required for bidding.

Closing:  Closing on the farm shall be on or before July 7th, 2021 (or sooner) under the supervision of Ed Spencer, Broker and Blair Title, Escrow Company.

 Possession:  Buyers will receive full possession of the farm for farming operation immediately following the signing of the purchase agreement and deposit of escrow funds.
