Auctioneers Note: Full payment will be due within 48 hours for all sales under $10,000. For sales above $10,000, a 10% earnest money deposit is due within 48 hours. Closing within 30 days. All closing cost are the full responsibility of purchasers.
REAL ESTATE TERMS: 10% nonrefundable down payment made within 48 hours of the close of the auction with balance due at closing if high bid is $10,000 or greater. If high bid is less than $10,000, the full balance is due with 48 hours of the close of the auction. No financing contingencies will be entered into the contract. Any required inspections must be completed prior to bidding. Property is being sold as is, where is with no warranty written or implied. Property will be sold free and clear of all liens. Seller is conveying surface rights only with no oil, gas, coal, mineral, or other subsurface interests conveyed unless otherwise noted. 30 days given to close.
