Terms of the sale are:
Deposit of $25,000 (non-refundable), due on day of auction when successful bidder will execute a standard real estate contract. Buyers shall provide a bank letter of credit in the amount of the deposit or through prior arrangements suitable to seller's and auctioneer. Remainder of purchase price due at closing in approximately 45 days. Sellers will pay transfer tax and provide clear marketable title at closing. Real Estate taxes will be prorated to date of closing. The property is being sold "As is where is". Closing handled by Fred Greder of Benchmark Agribusiness, Mason City, Iowa. Buyer is responsible to perform their own due diligence in regard to value and fitness of property. Sellers have the right to reject any or all bids. Statements the day of the auction will take precedence over all prior communication, written or oral. This is an Online-Only Auction. Pre-bidding can be placed NOW. Closing: the Auctioneers online auctions are designed to mimic traditional "Live" auctions. For this reason, this auction will have a dynamic closing. Items' closing tiimes may be extended past their scheduled closing, however, as a result of the auctioneers dynamic closing feature. The Dynamic closing time of an item is automatically extended an additional 3 minutes whenever a bid is placed within the 1 minute leading up to an items scheduled closing time.
