Out of State or people more than 75 miles from the land bank letter of credit required. Please email to schmidauction@yahoo.com Anyone that has been a previous Schmid Auction customer in good standing bank letter of credit not required. A bank letter of credit is just a simple letter from the bank that states a person may bid on the land offered in this auction!

All tracts will close simultaneously. When there is a bid on a tract all tracts will extend for 5 more minutes. When there are no bids for 5 minutes the auction will close. If anyone is having technical difficulties call the auction company 217-821-4737 and we can pause the auction. Schmid Auction may extend the auction if a bidder calls us and needs more time!

No buyer premium on the auction. Example: If a person purchases a tract for $200,000.00 that is the price put on the purchase agreement.

Tracts are offered by the tract not the acre. If a person purchases a tract of 40 acres for $200,000.00 and has a survey done and it comes out to 39.5 acres the price will not change. It will still be $200,000.00
