Will sell on location TR 55 Glenmont, OH. From Glenmont take SR 520 SE 4 miles to TR 54 then NE ½ mile to TR 55 then north (left) 1 mile to land. From SR 62 at Killbuck take SR 520 NW 3.7 miles to TR 54 to TR 55. From SR 39 west of Millersburg at Finney’s Station take SR 60 south 2 miles to Welcome then at the curve take TR 55 south a short 2 miles to the property.

REAL ESTATE: We are selling 127.3 acres of the former Bus & Helen McDowell farm at absolute public auction. The three parcels that we are selling all have frontage and access from TR 55.
PARCEL 1: 29.7 Acres of land w/12.2 Acres tillable and the balance woodland with some marketable timber and over 2200’ of frontage.
PARCEL 2: 8.3 Acres of open pasture land with over 1000’ of frontage and a good site to build.
PARCEL 3: 89.3 Acres of land w/61.3 acres (one field) of rolling tillable and the balance in woodland with good hardwoods and over 1100’ of frontage. Auction will be held on this parcel.
INSPECTION: You may walk the parcels at your convenience. There are brochures at the auction site (Parcel 3) w/an aerial photo of the parcels. You can also download the brochure from the website www.res.bid
METHOD OF SALE: The parcels will be offered on a per acre basis with bidders choice and privilege and also in combination.
TERMS: We require a non-refundable down payment of 10% of the purchase price at the close of the auction with the balance to be paid in full at closing. There is a 5% buyer’s premium in effect for this auction. 5% of the highest bid will be calculated and added on to determine the contracted selling price. There are no financing contingencies. The land sells to the highest bidder without reserve.
TITLE: The sellers will provide a warranty deed and certificate of title at their expense and will offer to split the fee for an owner’s policy of title insurance.
SURVEY: The seller will provide and pay for a new survey for each parcel.
MINERAL RIGHTS: All mineral rights owned by the seller will transfer to the new buyer subject to current leases of record. There are gas/oil wells on all three parcels and all the acreage is held by production. The free gas from the producing wells is reserved to the farmstead. All gas & oil royalties transfer to the new owners on a per acre basis.
TAXES: The county auditor will determine the taxes on the new parcels. All of the land is under CAUV value and the current taxes will be prorated to the date of closing on that basis. Any CAUV recoup will be a buyer’s responsibility.
