Property dimensions and boundaries are approximations only and have been estimated based on current legal descriptions. All prospective buyers shall rely entirely on their own information, judgement, and inspection of the property and records. Closing costs are shared 50%-50% between Buyer and Seller. Seller will provide title insurance at closing. A $1,500 non-refundable earnest money deposit (per purchase) is due at time of auction with the remainder due within 30 days. Your bidding is not conditional on financing, so be sure you have arranged needed financing and are able to pay cash at closing. All successful bidders are required to sign a Buy/Sell Agreement at the conclusion of the auction. Statements made day of auction take precedence over other stated material.
