TERMS AND CONDITIONS
ABSOLUTE AUCTION. Property sells to the highest bidder(s) without minimum or reserve! Offered in one +/- 1,815 acre parcel only. A 2% Buyers Premium will be added to the high bid to determine the final sales price. Successful bidder shall deposit 15% irrevocable earnest money upon close of the Auction, with the balance due in certified funds upon closing on-or-before November 27, 2019. Possession given upon closing (Exception- Buyer shall take possession at closing on all property except for the homestead and reasonable amount of land surrounding said homestead, which Seller reserves for the purpose of removing personal property and holding a public auction on premises. Purchaser will be granted complete possession of all property no later than January 1, 2020. The successful bidder shall be allowed full and exclusive hunting privileges at time of closing). Property sold without buyer contingency of any kind. Have financial arrangements secured prior to bidding. Property sold by legal description only, a survey, if required, would be at the expense of the Buyer. Marketable title will be transferred by Warranty Deed, subject to any easements, restrictions covenants and/or reservations of record. A title insurance policy showing marketable title will be provided by Sellers and is available for your inspection prior to the Auction. 2018 and prior year taxes will be paid by Seller. 2019 real estate taxes will be prorated to date of closing using the most current tax levy available. In the event this does occur, the floor bidder recognized by the Auctioneer is forced into the winning position and the online bidder will no longer be recognized as the winning bidder at that price.
