*All items are sold AS IS, WHERE IS, with all faults, descriptions believed accurate but not guaranteed. Please inspect before you bid. By placing a bid, bidder signifies that they are bidding regardless of the item's condition. Item's left at the auction are done so at the sole responsibility of the purchaser.
*All items must be removed day of auction.
*Sales tax will be collected on all personal property purchases.

SUMMARY REAL ESTATE TERMS: $10,000 Down Payment of the purchase price will be required day of auction. (Nonrefundable) The Balance will be due at closing. Closing costs will be split between buyer & seller. Property is offered in "AS-IS" condition. All inspections must be made prior to auction at bidders expense. Final bid is subject to owner's approval. Property is not being offered subject to financing.

DOWN PAYMENT: A $10,000 down payment will be required on the day of auction. The down payment may be made in the form of check or cash and is non-refundable. YOU'RE BIDDING IS NOT CONDITIONAL UPON FINANCING, so be sure you have arranged financing, if needed, and are capable of paying cash at closing.

ACCEPTANCE OF BID PRICES: The successful bidder will be required to enter into Purchase Agreements at the auction site immediately following the close of the auction. The final bid is subject to the Sellers acceptance or rejection.

EVIDENCE OF TITLE: Seller shall provide an owners title insurance policy in the amount of the purchase price.

DEED: Seller shall provide Warranty Deed(s).

CLOSING: The balance of the purchase price is due at closing, which will take place in 45 days after the auction, or as soon thereafter as applicable closing documents are completed by the Seller. Costs for an administered closing shall be shared 50/50 between Buyer(s) and Seller(s).

POSSESSION: Possession is at closing.

REAL ESTATE TAXES: Real Estate taxes shall be prorated to the date of closing.

PROPERTY INSPECTION: Each potential Bidder is responsible for conducting, at their own risk, their own independent inspections, investigations, inquiries and due diligence concerning the property. Seller disclaims any and all responsibility for Bidders safety during any physical inspection of the property.

SURVEY: Buyer will pay all cost if survey is required.
