Terms and conditions of sale
Terms on Real Estate: Purchaser will enter into a written contract requiring $8,000.00 down to be paid the day of auction with the balance due upon delivery of a commitment for title policy and or deed. Real estate taxes to be pro-rated to the date of closing on or before November 39th, 2018, the property is being sold in its present condition without warranties either expressed or implied. Property is being sold with a 5% buyer's premium and is subject to owner's approval. Purchaser shall have all necessary financing arranged made prior to the auction. Terms on personal property: Cash or good check with proper I.D. day of sale. No goods removed from premises until settled. All goods sold as is, where is, with no guarantees or warranties. Sales force acting as sales agent only and assume no guarantees or liabilities and are not responsible for accidents or goods after sold. A 5% buyer's premium will be added to personal property. Credit and debit cards are subject to a 4% convenience fee. Announcements made at auction take precedence over printed material. |

The bidder is responsible for knowing which items he is bidding on. If he is unsure, he should inquire or not bid. When you become the bidder at auction you have affected a contract and will be expected to pay for items in which you were evidenced to be the successful bidder. Auctioneer will not honor "mistakes". The Auctioneer reserves the right to accept bids in any increments he feels is in the best interest of his client the seller. The Auctioneer reserves the right to reject the bidding of any person whose conduct, actions, or adverse comments he feels is not in the best interest of the seller. Announcements made at Auction take precedence over all printed matter. A 5% buyer's premium will be added to all purchases. A check limit of $50.00 until you are an established customer or approved by auction services or by Family. A convenience fee of 4% will be applied to card purchases.
Be on time there is not a large amout of house hold items.
