The family simply wishes to expedite the selling of the home as opposed to listing the home conventionally. Real estate auctions are NOT uncommon and a highly efficient method of selling and buying real property. This is an open and transparent method of selling. DO I NEED TO BE ‘PRE-QUALIFIED’ TO BID? No. However, it is important that you have all your financial arrangements in order. If you are the successful bidder, you will be required to satisfy the outstanding balance within 30 days after the auction. If not, you will lose your earnest money deposit which is required prior to bidding. HOW DO I BID ON THIS REAL ESTATE? #1. First of all, you must do your own due diligence prior to considering placing a bid. Learn all you can about the property and feel free to have a trusted adviser to assist you with inspecting the property, terms and documentation. This property is being sold “as is, where is” with no warranties expressed or implied. #2. You must obtain a $20,000 earnest money deposit in the form of a cashiers check made payable to yourself to register. If you are deemed the successful bidder, you will endorse the reverse side of this check and will be delivered to Minnesota Title for processing within 48 hours. If you are not the successful bidder, your check will be returned to you at the conclusion of the auction. #3. We recommend that you download the Bidder Registration prior to auction day. If you have a Buyer’s Agent, it is required that you are registered within 48 hours prior to the auction. The Bidder Registration is available for download on this page. On the day of the auction, all registered bidders will gather at a to be determined location at the property. Only registered bidders and their agents will be permitted for entry. No casual spectators will be permitted under any circumstances. The auctioneer will open the bidding and registered bidders will have the opportunity to bid a higher increment.
