AUCTION TERMS & CONDITIONS

* The real estate sells ‘AS IS.’

* There is a $10,000.00 RESERVE (or minimum bid).

 * Property be sold to settle the Estate of Patricia Williams; by Thomas L. Horvath, Administrator; pursuant to Franklin County, Ohio Probate Court, Case No. 575000A.

 * Subject to approval of Probate Court.

* The successful bidder at the ONLINE will be notified at the conclusion of the auction to either execute the purchase contract and documents digitally (which will be forwarded the morning after the close of the auction) or to come to the offices of AO Real Estate, Realtors at 6555 Busch Blvd, Suite 250, Columbus, OH 43229 by not later than 5:00 PM on Thursday, October 5^th, 2017 to execute purchase documents and deliver the required $2,000 earnest money deposit.

* The successful bidder will proceed to close within (30) days of the auction or within (15) days of Court approval. 

* Seller will furnish and pay for owner’s title insurance, deed preparation, conveyance fee and proration of real estate taxes.   

* A 10.0% Buyer’s Premium is charged to the Buyer & collected at closing.
