The due diligence period ends on September 13, 2017 at 5:00 PM.

BIDDING: The property is being sold subject to Seller approval. The Seller is willing to sell the building well below the tax value. We fully expect to sell the building. Once the Seller tells us that we have reached his acceptable level, we will state that the property is now at absolute auction.

The last and final bid, if acceptable to the Seller, will have a 10% buyer's premium added.

EARNEST MONEY DEPOSIT: A 10% Earnest Money Deposit will be due within 2 hours after the bidding ends.

If the Buyer is within a 1 hour drive of Zebulon, the Sales Contract will be delivered to the Buyer in person. At that time, the Buyer will execute the Sales Contract and make the Earnest Money Deposit.

If the Buyer is outside the 1 hour drive to Zebulon, the Sales Contract will be delivered electronically by email or facsimile. The Buyer has until 4:00 PM on the day of sale to execute the Sales Contract and return by email or facsimile, and to complete the Earnest Money Deposit by wire transfer to Wester Auction & Realty, Inc.

The Earnest Money Deposit will be held in the trust account of Wester Auction & Realty, Inc. and delivered to the closing attorney at the appropriate time.

If the Earnest Money Deposit and executed Sales Contract are not received by Wester Auction & Realty, Inc. by 4:00 PM on the day of the bid closing, Wester Auction & Realty, Inc. and the Seller reserve the right to void the sale and to offer the property to the second highest bidder.

This does not release the high bidder from any legal action that may be taken by the Seller for breach of contract or fraud.
